Adult Foster Care Homes (AFC)
Adult Foster Care Homes provide room and board as well as supervision and minimal personal care to persons over the age of 18. The State of Michigan licenses AFC homes. Each AFC is different and it is wise to investigate the ones you are interested in. Listings of AFC homes can be obtained through your local county Department of Human Services, Bureau of Regulatory Service (517) 373-3598.

Capital Area Housing Partnership (CAHP)

Services: Capital Area Housing Partnership develops strong, diverse neighborhoods with a focus on affordable housing, homeownership and financial security in mid-Michigan. CAHP offers Pre-Purchase, Post-Purchase, Rental and Foreclosure Prevention counseling services, DIY Classes, a Tool Library, and also develops single-family and multi-family housing options for mid-Michigan residents.

Services: Funding available through the Department of Housing and Urban Development (HUD), Community Development Block Grant (CDBG) and HOME programs. Purpose is to provide low and moderate-income city residents to upgrade their housing conditions. The City has developed the following programs Single Family Rehabilitation Program, Housing Rehabilitation for Targeted Areas, Citywide Emergency Assistance, Weatherization, HOME Rehabilitation and Single Family Historic Preservation. Eligibility: Low and moderate-income Lansing residents.
Cost: Grant or low interest loan.

Services: Private, non-profit organization committed to ending discrimination in the rental, sales and financing of housing. The Fair Housing Center (FHC) provides investigative services (testing), advice, advocacy, conciliation, attorney referral and community education. Federal law bans housing discrimination based on race, color, religion, national origin, sex, disability or familial status. Michigan law adds protection based on age or marital status.

Habitat for Humanity of Michigan

Services: Financial coaching, homeowner counseling, referrals to local Habitat for Humanity affiliates for homeownership applications.

Hours: 8:30 a.m. to 5:30 p.m. Monday through Friday
Services: Mission is to assist low or moderate-income people, including those with disabilities to obtain safe and affordable housing and provide an environment that encourages and supports the attainment of economic self-sufficiency. Agency offers a housing directory or direct financial assistance available to those who qualify. Section 8 voucher program, follow-up Case Management program, and IDA program that will pay $3,000 down payment toward purchase of a home if the client saves $1,000 on their own and at least one child under 18 living in the household. Check website for details. Must attend 10 hours of financial literacy education. Veterans care management, homebuyer education and foreclosure prevention.
Eligibility: Clinton and Eaton County residents requiring assistance in housing matters.

Services: Operates and maintains Carriage Lane Apartments, a low-income housing complex for persons with disabilities and older adults. The commission also manages the Section 8 mainstream voucher program which enables families having a person with a person with a disability to lease affordable private housing of their choice. These vouchers also assist individuals in location suitable and accessible housing who are facing difficulty doing so in the private market.
Michigan State Housing Development Authority (MSHDA)

Hours: 8:00 a.m. to 5:00 p.m. Monday through Friday.
Services: Provides financial and technical assistance through public and private partnerships to create and preserve decent, affordable housing for low and moderate-income Michigan residents. Offers various programs in rental, home purchase, home improvement and community development. Homeowners can borrow up to $50,000. No equity required for loans $25,000 or less. Interest rate is 4%, 6%, or 8%, depending upon income.
Eligibility: Low and moderate-income Michigan residents.
Fees: No fee for information. Some programs have fees.
Rebuilding Together Tri-County

Hours: A one-day home repair blitz on the last Saturday in April.
Services: Home repair for low-income adults age 60+ or with a disability. Work must be able to be completed in one day. View income limits and other requirements at the website link above. You may download the application from that same link or call them to request one.
Eligibility: Homeowners who meet income and other criteria.
Cost: No cost to homeowner. Volunteers do all work. Donations accepted.

Retirement Centers and Homes for the Aged
Retirement Centers can provide a ‘continuum of care’. They may have several types of housing and service options for independent elderly residents and some provide personal care. Tenants may reside in independent quarters or move to other sections as their need for support services increases.

Services: The 504 Housing Repair program provides loans and grants to repair, improve, or modernize dwellings or to remove health and safety hazards.
Eligibility: Homeowner-occupants must have very low incomes defined as below 50% of the area median income. Loans of up to $20,000 are available. Loans are for up to 20 years at 1% interest. A real estate mortgage and title services are required for loans of $7,500 or more.
